How to Apply — Affordable Units

Confirm Eligibility First

Contact our leasing team to verify that your household income meets the VLI income limits for Los Angeles County. Do this before paying any fees.

Gather Income Documentation

Collect pay stubs, tax returns, Social Security benefit letters, or any other documentation showing household income for all adult members.

Submit Application with Documents

Complete the affordable housing application and submit with all required documentation. Section 8 / HACLA vouchers must be presented at this stage.

Income Certification

All household members will be income-certified per regulatory agreement requirements prior to move-in.

Sign Lease & Move In

Upon certification and approval, you'll sign your lease and prepare for your January 2027 move-in date.

When can I move in?

The Clark on 54th is scheduled to open with move-ins beginning January 2027. Pre-leasing is open now — apply early to secure your preferred unit.

What is the income requirement?

For market-rate units, standard income requirements typically apply (gross income of 2.5–3x monthly rent). For affordable VLI units, income must be at or below the Very Low Income threshold for your household size per Los Angeles County AMI guidelines. Contact us for current limits.

Do you accept Section 8 / Housing Choice Vouchers?

Yes — Section 8 and HACLA Housing Choice Vouchers are accepted for the designated affordable VLI units. Vouchers are not accepted for market-rate units.

What is the application fee?

Application fees cover the cost of background and credit screening. Contact our leasing team for the current fee amount. Affordable unit applicants should confirm eligibility before paying any fees.

Are pets allowed?

Pet policies will be detailed in the lease agreement. Contact our leasing team for information on pet types, size limits, deposits, and monthly pet fees.

Is parking included in rent?

Parking is available on-site. Whether it is included in rent or available as a separate monthly cost depends on your unit. Contact leasing for current parking pricing and availability.
